Northwest Florida's Premier Aviation Community - Sandy Creek Air Park
Welcome to
Sandy Creek Airpark (75FL) is a residential airpark that features a 3,850ft., turf runway with lights and a beacon for night operations. The facility is used by association members, their tenants and guests, and members of the on-site EAA Chapter 202. The airpark consists of 94 residential and 3 commercial lots. Lots are ¾ acre and feature direct runway or taxiway access and underground utilities. There are 14 homes in the airpark, 3 stand-alone hangars and a real estate office at the entrance.

Sandy Creek Airpark is located in the East Bay Sector of Bay County, FL, 15 miles east of Panama City. A public-access boat ramp is located 2 miles from the airpark, providing boaters with access to East Bay, the Gulf Intracoastal Waterway and the Gulf of Mexico. Heading east or west, Sandy Creek Airpark is a short drive from Florida’s Emerald and Forgotten Coasts, which feature some of America’s finest beaches.

The airpark’s common areas (runway, roads, taxiways and easements) are owned and maintained by the Sandy Creek Airpark Owners’ Association, Inc., a Florida non-profit corporation. All property owners in the airpark are members and each lot carries one vote in the association. The association is governed by an elected board of 5 directors:

Casey Matsil, President
Damian “Pyro” Olivieri, Major, USAF F-15, Vice President
Leon Matsil, Secretary/Treasurer
Mark Yanklewitz, Director
Todd MacDonald, Director

The Board of Directors, through the Architectural Control Committee, ensures that all development within the airpark is consistent with the Covenants & Restrictions and the Community-Wide-Standard.

Phase 1 of Sandy Creek Airpark was developed in 1983 and consists of 50 lots bisected by Airway St., along the north side of the runway. Phase 2 was developed along the south side of the runway in 1988, adding 46 lots bisected by Parkway St.

Sandy Creek Airpark has reached an agreement regarding 168 adjacent acres bordering the north, east and southeast sides of the current facility (see map below). This agreement will allow for the possible expansion of the airpark. Future improvements can include additional residential and light commercial development, along with paving and extending the runway.
